The Madrid rental market
Renting in Madrid is highly competitive. Good apartments on Idealista disappear within hours. Your biggest housing risk is signing a lease out of desperation without checking the contract terms, hidden costs, and deposit handling. This guide focuses on defensive execution so you don't lose thousands of euros. (Also, beware of common housing scams).
The Application Process
Common mistakes to avoid
- Paying a reservation fee without written terms: If an agency asks for a reserva (often 500€ or a month's rent) to take the flat off the market, only pay it if they give you a signed document stating that the money will be applied to your first month's rent, and outlining under what conditions it is refundable.
- Renting "Interior" flats sight unseen: An interior flat faces a courtyard. Sometimes this is a bright, quiet, large patio. Other times it is a dark, 2x2 meter shaft that smells like your neighbor's fried food. Always visit interior flats during the day.
- Not transferring utility bills: See our guide on setting up utilities. Always put the water, electricity, and gas bills in your own name (cambio de titularidad).
